Preventing mold in your construction projects

Florida construction contractors working on building new homes might not consider mold growth something they need to worry about. However, mold growth in new homes is more common than you might believe.

Causes of mold growth

There are many causes of mold growth in new homes. High humidity, plumbing leaks, poor ventilation or wet materials are factors that could contribute to mold growth.

Improper vapor barrier installation is another common cause. A vapor barrier protects a home against moisture and when it is not installed correctly moisture and vapor can intrude.

New home construction typically involves lumber. Neglecting lumber so that it sits out in the elements too long can cause it to retain excess moisture causing mold.

After it rains, which it tends to do frequently in Florida, excess moisture in lumber left outside on the ground can remain in the lumber for more than 48 hours. This is the time it usually takes for mold to grow.

Reduce your chance of mold growth

Use materials that resist moisture and practice good habits that prevent moisture from seeping into materials, such as using proper ventilation throughout the project.

Make sure all building materials remain dry when they are stored or transported. Do not enclose materials before they are thoroughly dry.

Regularly inspect materials and check for moisture issues, including before use. Keep watch for signs of mold growth and immediately address any that are found.

If water develops in certain places during the construction project, use fans or dehumidifiers to clean up the area. Have these items on hand for situations such as these. If you see evidence that mold has already developed, hire a mold specialist to clean and remove any mold that is found.

Most everyone is familiar with the harmful effects of mold. Taking these steps to prevent mold can reduce your chance of a lawsuit from a client exposed to mold. If you do face legal liability for a mold claim it is important to act quickly and seek help.
